Premier Business Centers Develops Two New Executive Suite Centers in San Francisco and Orange, CA - Total Lease Value $3.9 Million

Irvine, California based Premier Business Centers (www.pbcenters.com) has executed leases for two new executive office centers in Orange, California and San Francisco, California with a combined lease value of $3.9 million. The two separate transactions totaled more than 27,000 rentable square feet and will add more than 90 rentable offices to Premier Business Centers' portfolio. The two new locations were developed from scratch by Premier Business Centers and are both now open.

One center consisting of 13,540 square feet and 50 offices opened in July and is located on the 24th floor at 101 California Street Building, in the heart of San Francisco's Financial District. "We were very excited to have the opportunity to open an executive suite, in what is one of the most prestigious class A high rise buildings in the Financial District. This is a top notch executive suite and virtually every window office has a beautiful water view due to the shape of the building", commented Jeff Reinstein, Chief Executive Officer of Premier Business Centers. Building amenities include car wash and shoeshine service, valet service for dry cleaning, overnight laundry and alteration service, cable television service, newsstand/sundry store. 3 restaurants: The Atrium, Suisse Italia, and Palapas. The property is located one block from the Embarcadero Center and numerous restaurants, access to two BART stations, one block from the East Bay transit terminal and cable car access on the California Street side of the building. 101 California Street was a 2001, 2002, and 2003 recipient of EPA's ENERGY STAR Partner and also the EPA's Sustained Excellence in Energy Management award in 2004. A second new center consisting of 13,193 square feet and 42 offices opened in September and is located on the 11th floor of 500 North State College Boulevard, in the heart of the Anaheim Stadium Area Submarket in the City of Orange, CA. The offices have outstanding views of the Saddleback, San Gabriel and San Bernardino mountains, as well as Edison International Field of Anaheim, Disneyland's Matterhorn and the Crystal Cathedral. Mr. Reinstein said that, "Over the past few years we have had significant demand for executive office space in the northern part of Orange County. This new center in Orange will allow us to fulfill that demand in a beautiful class A high rise building with excellent freeway access and numerous nearby amenities." The office complex sits between North State College Boulevard, Orangewood Avenue and Interstate 5.
